When client uses N1?

N1 is most often used in scenarios where time and certainty are the binding constraints, including:

  • Urgent settlements where contract dates are critical

  • Purchases requiring certainty of funds 

  • Short term or bridging finance pending sale or refinance

  • Deals declined by other banks or lenders due to policy, or structure

  • Complex transactions requiring flexible credit assessment

 

If the transaction cannot wait for traditional credit processes, N1 is often a suitable alternative.

How fast decisions are made?

Speed is treated as a core requirement, not a marketing claim.

  • Indicative credit response within 24 hours once core information is provided

  • Settlements commonly completed within 5 to 10 business days, subject to valuation access, security type and legal readiness

  • Direct access to decision makers and permanent capital early in the process

How risk is assessed?

In time sensitive, short term scenarios, priority is generally given to:

  • Loan to value ratio appropriate for the risk and term

  • Security position and transaction structure

  • Purpose of funding

 

Each transaction is assessed on its merits rather than fixed criteria.

  • Property location and type

  • Loan amount 

  • Leverage ratio of LVR

  • Purpose of funding

  • Proposed loan term

  • Exit strategy

  • Existing debt position

  • Asset and Liability position

 

Additional documentation may be required depending on complexity, but early clarity is prioritised.

When N1 is not the right fit

N1 is not suitable for all transactions. We only fund business purpose loans

You may be better suited to alternative funding if:

  • You are seeking long term owner occupied lending

  • Pricing is the only consideration and timing is not critical

  • The transaction fits cleanly within standard bank policy

  • The property or exit strategy lacks clarity

  • Any purpose of funding that falls within the NCCP jurisdictions
